SUMMARY:
The Director of Facilities Services and Operations oversees the development and maintenance of the NEC campus. This position reports to the Executive Director of Strategy and Operations, and works closely with the President and members of the senior administration to meet the operational needs of the Conservatory and its mission.

SUMMARY:
The Director of Facilities Services and Operations oversees the development and maintenance of the NEC campus. This position reports to the Executive Director of Strategy and Operations, and works closely with the President and members of the senior administration to meet the operational needs of the Conservatory and its mission.
ESSENTIAL FUNCTIONS:
- Supervises building operations and utilities management: facilities maintenance and repair; trades; custodial; utilities distribution; engineering; building management systems; facilities planning (including development of a rolling multi-year capital projects plan); development of a sustainability strategy with goal of reducing energy consumption and expenditures; hiring and managing the work of independent contractors; snow removal; and other maintenance services. Provide management oversight to purchasing, mail operations, and custodial services.
- Oversee construction management and standards: oversight of capital projects, including schedule development, design, bidding/negotiation, and construction (including responsibility for managing architect and contractor selection processes and relationships and for keeping projects on schedule and on budget); oversight of architecture, engineering, and construction service providers. Development of construction standards, and, where applicable, other department wide standards.
- Management of grounds: oversight of maintenance and upkeep of the campus grounds and managing special events as they relate to facilities.
- Budget management: develop, manage, and control the annual facilities operating and capital budget, including compliance with the Conservatory's bidding policy. Develop and maintain a preventative maintenance and equipment replacement cost schedule.
- Regulatory: collaboration with relevant departments to implement and oversee the Conservatory's Occupational Safety and Health Programs, and Environmental Protection Agency and Massachusetts Department of Environmental Protection requirements; interactions with regulatory agencies ? Boston Fire Department, City of Boston Inspectional Services, and City of Boston Licensing Board.
- Automation, policies/procedures, and building of department infrastructure: development and implementation of systems and protocols (e.g., databases, tracking systems, online work requests, etc.) to manage campus facilities, including construction projects, preventive and routine maintenance, service requests, etc.; development of policies and procedures for all facilities operations; using infrastructure building to improve quality and timeliness of service in all operational areas.
- Coordinate the selection, training, development and evaluation of supervisors and staff in the department.
- Responsible for ensuring effective, constant communication within the NEC community of all maintenance, construction and related projects and issues.
- Manage and provide effective 24/7/365 on-call services related to all facilities issues.
- Work with NEC board committees, including Building and Facilities, Institutional Master Planning, and other committees as needed.
- Other responsibilities as required.
- A Bachelor's degree in Engineering, Architecture, Facility Management, Business Administration, Construction Management, or related degree required.
- At least eight years relevant experience in a senior facilities management role in a complex multi-building campus setting.
- Extensive knowledge of all operational areas identified above.
- Demonstrated project management skills.
- Demonstrated success as a manager of staff.
- Demonstrated ability to develop accountability systems within an organization.
- Proven change management skills.
- Strong leadership, interpersonal and customer service skills that would work effectively with a variety of constituents, including the Board of Trustees, students, faculty, staff, city officials, and abutters.
- The ability to prioritize work projects, taking available manpower and resources into consideration.
- Proven oral, written, and verbal skills with the ability to prepare and present effective reports.
- Ability to navigate a project from concept to completion on a timely basis.
- Flexibility and accessibility necessary to ensure proper management and operation of the plant and to meet emergencies or special needs.
- Extensive knowledge of all operational areas identified above.
